VA appraisal basics

An appraisal is not a home inspection.

The VA-approved appraiser provides an opinion of value and checks the home against the VA’s Minimum Property Requirements. A buyer-selected home inspector performs the deeper system-by-system review.

Common appraisal concerns

  • Unsafe electrical conditions or exposed wiring
  • Active roof leaks, serious moisture intrusion, or structural movement
  • Inadequate heat, water, sanitation, or other essential utilities
  • Peeling paint on pre-1978 homes and visible wood-destroying damage
  • Unsafe access, stairs, decks, railings, or other readily observable hazards

Inspection still matters

A private inspection may uncover defects the appraisal was never designed to diagnose, including the condition of the roof, foundation, plumbing, electrical system, HVAC, drainage, and appliances.

Your earned benefit

Use a team that understands the process.

Hannah can help you compare homes, spot likely appraisal concerns early, and connect with lenders who regularly work with VA buyers.
